Documenting the building
In order to prepare accurate plans we need an accurate survey of the property concerned. For complex proposals we may seek to commission a formal measured survey.

Appraising different options
There are often 4 or 5 ways of taking forward a design. We will explore these in detail with you using modern 3D design modeling and in some cases VR so you can explore the best option to suit you.

Technical Design Phase
Building regulations plans effectively tell the builder how to build the proposals. They incorporate key information about the project such as proposed structural changes, steels and other information required to demonstrate compliance to modern building regulations standards when assessed by Building Control.
Construction near drains
Where a development is proposed within 3m of a shared sewer, a Building Over Agreement is often required. This is in order to assure a proposal has taken account of the presence of the sewer and avoid potential impacts that could affect users of the same run upstream.

Precise Technical Assessment
Structural Engineer input is essential in correctly sizing a proposed structural beam. The engineer would take account of the load imposed on the beam, assess the bearing of the beam on to side piers or other steels and advise the designer on the precise scale of beam to include within the design.
Detailed Tendering Packages
Construction packages examine proposals from a high level, looking at the need for utilities improvements on large sites, right down to small scale items like internal finishes within individual rooms and door schedules (e.g. type or door and handle/hinges). In larger developments this is often used to inform tender packages where companies can bid for proposed developments.
